Before You Sign Anything

How do occupancy and parking affect a retail space?
Your sales area sets an occupant load that drives exits and restrooms, and your municipality's zoning ties required parking to the use and floor area. We check that a space clears those thresholds before you commit.
Is signage a separate permit?
Yes — storefront and exterior signage run on their own permit track, often with landlord criteria and municipal design review on top of the building permit. We manage it in parallel so signage and buildout finish together.
What does ADA require at the entrance and inside?
An accessible entrance, an accessible route through the sales floor, and compliant restrooms are code, not options. On a conversion we resolve the existing conditions early so accessibility isn't a last-minute correction.
Can you hit a seasonal opening?
Retail often has a hard window. We plan the permitting, long-lead fixtures, and trades against your launch date and manage to it.
