Before You Sign Anything

Why evaluate a space before I sign the lease?
Because the costly surprises hide in existing conditions and code triggers — an accessible path of travel, prior unpermitted work, or a change of use that forces upgrades. Knowing the real scope before you sign lets you negotiate the term, allowance, and budget to match.
How do I know if the previous buildout was permitted?
We research the permit history. Unpermitted prior work becomes your liability once you take the space, and it's far cheaper to plan for before the lease than to discover at inspection.
Will my use trigger a change of occupancy?
If your use differs from the last tenant's, the code may treat it as a change of occupancy — which can require new egress, restrooms, accessibility, or systems upgrades. We flag that early so it's in the number you're negotiating.
Can you work within a landlord's TI allowance?
