Commercial Work Across Boca Raton

From Town Center and Mizner Park tenant spaces to the office and medical corridors along Glades and Yamato, we build commercial interiors to the standard Boca landlords and inspectors expect β€” and coordinate the after-hours and access constraints that come with mall and corporate spaces.

Scope

What a Commercial Build-Out Actually Involves

Occupancy & Egress
Occupant load, exits, and restroom counts sized to your use β€” the code math that decides what a space can legally hold.
Change of Use
Converting a space to a new use can trigger new egress, accessibility, and systems upgrades. We scope it before you commit.
MEP & Trades
Electrical, plumbing, mechanical, and fire-sprinkler work coordinated and permitted as one, not chased separately.
ADA Compliance
An accessible entrance, route, and restrooms are code β€” we resolve existing conditions early, not at final inspection.
Permitting & Review
We manage the plan review, correction cycles, and inspections with the local building department start to finish.
Schedule to Opening
We build the plan backward from your opening date and flag long-lead and permitting risks early enough to protect it.

A Licensed Local Contractor, Not a Middleman

Keystone is a Florida Certified General Contractor (CGC1541355) that manages commercial build-outs and tenant improvements from evaluation and permitting through final inspection β€” one accountable team, not a broker handing your project to whoever is cheapest that week.

Local Process

Commercial Permitting in Boca Raton, Handled

The City of Boca Raton runs commercial permitting through two online systems, and the process rewards a contractor who knows how to move through it cleanly. We manage all of it so you are not learning the city portal on your own timeline.

Two-portal submittal

Applications, fees, status, and inspections run through Boca Ehub; construction plans are uploaded and reviewed through Boca Eplans (ProjectDox). We prepare, submit, and manage both.

Concurrent department review

Commercial plans are reviewed by multiple city departments at once β€” building, structural, fire and life safety, energy, and accessibility. A complete, well-organized submittal is what keeps that on track.

Correction cycles

VERIFY: as of 2025–2026 city figures, the first review runs roughly 30 days, with correction cycles around 20–25 days each and no expedited option. Most commercial projects see two to three cycles β€” we respond to comments directly with the reviewers to keep them short.

Interior build-outs can start sooner

For interior commercial tenant build-outs, the Building Official can authorize a Pre-Permit Construction Agreement (PPCA) β€” allowing certain work to begin before the full permit is issued. Used correctly, it protects your schedule.

Community Appearance Board

Exterior and aesthetic changes may require Community Appearance Board review; a 2024 ordinance now lets staff administratively review certain types to speed things up. We flag whether your scope triggers it.

Trade permits & change of use

Electrical, plumbing, mechanical, and fire-sprinkler work carry their own trade permits, and converting a space to a new use (say retail to restaurant) is a change of use with its own requirements. We map all of it up front.

Boca Raton Questions

What Owners Ask Us Here

How long does commercial permitting take in Boca Raton?
Plan on the first review cycle running roughly a month, with each correction cycle adding a few more weeks, and most commercial projects going through two to three cycles. Boca does not offer expedited review, so the way to protect the schedule is a complete first submittal and fast, direct responses to comments β€” which is what we manage. (Timelines are current city figures; we confirm against your specific scope.)
Can we start work before the permit is fully issued?
Sometimes β€” for interior commercial tenant build-outs, Boca's Building Official can authorize a Pre-Permit Construction Agreement that lets defined work begin ahead of full issuance. It is not automatic and it has requirements, but when it fits, we use it to keep your opening on track.
We're converting a retail space to a restaurant β€” what changes?
That's a change of use, and it can trigger new egress, added restrooms sized to occupancy, an accessible path of travel, grease and hood requirements, and sometimes fire-protection upgrades. We identify that scope before you sign the lease so it's in your budget, not a surprise.
Do you handle everything with the city, or just the building?
Everything. We prepare and submit through Boca Ehub and Eplans, manage the review and correction cycles, coordinate the trade permits and any Community Appearance Board review, and schedule inspections through to your certificate of occupancy.
